SINGLE FAMILY HOMES SALES TREND OCTOBER 17, 2010 TO OCTOBER 17, 2011

 

Sales are down slightly from a year ago.  Sale prices are down slightly from a year ago. Some towns have shown an increase in the sale price.

 

 

 

 

                                                                       

  Statistics based on Single Family Homes through 9/28/2011

 The Chart Above represents the number of Single Family Homes Under Contract or Under Agreement over a 2 year span (Sept 2010 to Sept 2011)

Surprising statistics noted with Beverly, increasing sales by 2% while remaining flat year over year with regards to sale price. Median asking price is $330,000 decreasing less than 1/2 percent from last year. Hamilton and Wenham decreased in the number of Under Contract and the median asking price. Dropping 5% and 22% respectively in terms of units under agreement.  Hamilton is down 6% with its median asking price from a year ago and Wenham is down nearly 17% or $81,450 from a year ago.  Salem and Peabody were similar in terms of losses both in units under agreement and median asking  price.  The biggest winners were Beverly with the most units under contract (5), Middleton with the highest percentage (6.7%) increase in units under agreement, Boxford increased (7.2%) or $37,500 with regards to the asking price along with Marblehead increasing 5.6% or $28,700 with regards to the asking  price.

Three towns increased their sales productivity from a year ago. While 8 towns drecreased their sales productivity.  Beverly, Middleton, and Topsfield increased in Sales volume with Beverly adding 5 units or 2%.  Boxford dropped 47% or 42 units from a year ago and Danvers dropped 33 units or 17.6% from a year ago.  The largest gainer out of our 11 towns was Middleton which increased 6.7% in terms of Sales Units and gained 24% in terms of Sale Price increasing $100,700 from a year ago. The biggest loser was Wenham.  Sales units are down 22% and Sales Price is down 16.7% or  $81,450 from a year ago.
